About the project
- What is the MahaRERA registration number? (Check it yourself on the MahaRERA website.)
- What is the possession date promised in the registration, not in the brochure?
- Do you have the commencement certificate, and when do you expect the occupancy certificate?
- Who owns the land, and is it under any loan?
About your flat
- What is the carpet area, in writing?
- Which floor, which direction, and what will be built in front of it?
- Is parking included, allotted, or extra?
- What exactly is in the specification: tiles, fittings, windows, electrical points?
About the money
- Is the payment schedule linked to construction stages, or to dates?
- What is not in the price: GST, stamp duty, registration, maintenance deposit, society formation, electricity meter?
- Which banks have approved this project for home loans?
- What happens to my money if I cancel, and what if you are late?
A good builder answers all twelve without hesitating. Hesitation is an answer too.
