Price changes are a guess. Ease of use is not. A plot that is easy to build on, easy to borrow on and easy to sell keeps its buyers. These are the things that decide it.
Paper
- NA (non-agricultural) order, or regularisation if it is gunthewari.
- A clean 7/12 in the seller's name, with nothing in the other rights column.
- An approved layout, if the plot is part of one.
Access
- A public road in front, and its width. Wider roads mean easier building permission and easier resale.
- Frontage: a plot with more road-facing width is easier to design on.
Services
- Is the electricity line already nearby?
- Water: municipal connection, borewell, or tanker?
- Drainage, and whether the plot sits lower than the road.
Shape
Regular, rectangular plots are easier to build on than odd shapes, and buyers pay for that ease later.
Buy the plot you could sell next month without explaining anything. That is the one that keeps its value.
Our buyer's handbook has the guntha conversion and the 7/12 explained.
