Buy a piece of farm land near Ahilyanagar and you'll hear three units in one conversation. The seller says acres, the 7/12 says hectares, and the person putting a price on it says so much per guntha. None of them is wrong. They're just counting the same land three ways.
Choose the unit you have, type the number, and see the rest.

The numbers worth remembering
- 1 acre is 40 gunthas, 43,560 sq ft, or about 4,046.86 sq m.
- 1 hectare is 100 ares, 10,000 sq m, about 2.47 acres or about 98.84 gunthas.
- 1 are is 100 sq m, about 1,076 sq ft, which is a little under one guntha.
- 1 guntha is 1,089 sq ft, about 101.17 sq m.
A quick way to sanity-check a hectare figure in your head is to multiply by 2.5 for acres, and then by 40 for gunthas. It'll be slightly high, but close enough to spot a mistake in a draft agreement.
Price per guntha versus price per acre
Here's where the units start to cost money. Say a seller quotes Rs 2 lakh per guntha and someone else quotes Rs 75 lakh per acre for similar land. Multiply the guntha price by 40 and you get Rs 80 lakh per acre, so the second offer is cheaper. These numbers are only to show the arithmetic. They aren't market rates for any village.
Always ask which area the price is on. Is it the whole survey number, or only the cultivable part? Land marked as pot kharab (uncultivable) on the 7/12 is usually counted separately, and a careful buyer asks about it before agreeing a rate.
Walking the boundary
For open land, a measuring wheel gives you a rough check of each side. It won't replace the official survey, but it'll tell you if something is badly off. We haven't tested particular brands.
