The 8A extract: everything one holder owns in a village

The 7/12 is about one survey number. The 8A is about one holder. Use it to check that the seller really holds the land and how much else sits in the same account.

The short answer

The 7/12 is about one survey number. The 8A is about one holder. Use it to check that the seller really holds the land and how much else sits in the same account. The 8A lists the survey numbers held in one account (khata) in a village. The survey number you are buying must appear under the seller's name.

In short

  • The 8A lists the survey numbers held in one account (khata) in a village.
  • The survey number you are buying must appear under the seller's name.
  • Get it from Mahabhulekh yourself and read it next to the 7/12.

The 8A extract (aath-a utara) is the holder's account in the village land records. Where the 7/12 describes one survey number, the 8A lists the survey numbers held in one account (khata), with the holder's name and the area of each. Read the two together: the 7/12 says what is on the land, the 8A says what else the same holder owns there.

Where to get it

Open Mahabhulekh (bhulekh.mahabhumi.gov.in), choose the 8A tab, then the district, taluka and village, and search. A digitally signed copy for official and legal use is available from the Digital Satbara portal (digitalsatbara.mahabhumi.gov.in); the portal shows whether a fee applies.

What to look for

The survey number you are buying. It must be listed under the seller's name and account. If it is missing, or listed under someone else, stop.

The holder's name and the other holders. If the account is shared, the other holders usually have to agree to the sale. Ask who they are and ask for their written consent through your lawyer.

The area. The area of your survey number on the 8A should match the 7/12. If you are buying only part of a survey number, the rest stays with the seller, and the part you buy needs its own measurement and paper.

Other entries. Notes about loans or other rights on the account need the same questions as the "other rights" column of the 7/12.

Checklist

Tick: the 8A is from the portal, downloaded by you, and recent. Tick: the survey number appears under the seller. Tick: the area matches the 7/12 and the agreement. Tick: every co-holder is known and agrees in writing.

Red flags

The seller says the land is "in my name" but cannot show an 8A. The survey number is under a parent, a deceased relative or a company. The account is shared and only one holder is selling. The areas on the 7/12 and the 8A differ and nobody can say why.

Next step: download the 8A for the village and read it next to the 7/12 before you talk price.
