For NRIs and families abroad
Buying a home in Ahilyanagar from abroad
Buying a home back in Ahilyanagar, for your parents or for your own return, while you live abroad? These are the rules that matter, in plain words, each with the official source. We checked them on 26 October 2026.
Can I buy a flat or plot in Ahilyanagar while I live abroad?
Yes. An NRI can buy a flat, house, plot or shop in India without asking the RBI. What you cannot buy is agricultural land, a plantation or a farm house.

How do I pay?
The money has to come through a bank: sent from abroad, or paid from your NRE, NRO or FCNR(B) account. Cash in foreign currency and traveller’s cheques are not allowed.

Can I take a home loan from an Indian bank?
Yes. Banks and approved housing finance companies may lend to NRIs for a home in India on the same terms as for residents. You can repay the EMI from abroad or from your NRE, FCNR(B) or NRO account.
If I sell later, can I send the money back abroad?
For up to two homes, yes, if you paid for them with money from abroad or from your NRE or FCNR(B) account (home-loan EMIs paid that way count too). Money in an NRO account can be sent out up to USD 1 million in a financial year. Your bank and CA handle the forms.

Is tax deducted when I buy?
Often, yes, and it is the buyer’s job. From April 2026 the rules are in section 393 of the Income-tax Act, 2025, filed on Form 141. If you buy from a resident and the value is Rs 50 lakh or more, you deduct tax from the price. If the seller is also an NRI, the deduction is larger and works differently. Ask your CA for the exact rate before you pay the token amount.
I cannot travel. Can someone sign for me?
Yes, through a power of attorney given to a family member or someone you trust. If you sign it abroad, it must be stamped in Maharashtra within three months of it reaching here. Ask the Indian embassy or consulate in your country how it must be attested, and ask a lawyer whether it also needs registering for a sale.
