In short
- You pay the owner's price. No brokerage, no service charge, no percentage at the end.
- Stamp duty, registration and a lawyer's fee are separate and go to the government or the lawyer.
- Any optional paid service is priced before you say yes.
Take a ₹50 lakh flat. At the usual one to two percent, a broker's fee would be ₹50,000 to ₹1 lakh. When you buy through Nagari Guntha you pay the owner's price instead. There is no brokerage, no "service charge" and no percentage added at the end. The price on the listing is the price you negotiate from.

What is not ours to waive
Stamp duty and registration fees go to the government; the last chapter of this handbook shows how they are worked out. A lawyer's fee for a title search goes to the lawyer. If you ask us for an optional service with a fixed price, such as a full legal check or interior work, you see that price before you say yes, never after.
The calculator below shows what a typical one to two percent brokerage would have been on a price you choose. On Nagari Guntha that amount stays with you.
The full promise, including what we will never do, is on the zero brokerage promise page.
