In short
- 1 guntha = 1,089 sq.ft = about 101 m². 40 gunthas = 1 acre.
- The legal size is the one in the 7/12 extract, not the brochure.
- Ask whether road widening or setbacks reduce the usable area.
A seller says "five gunthas" and the brochure says 5,445 sq.ft. Both are right. A guntha is the everyday unit for land in Maharashtra: 1,089 square feet, about 101 square metres, or 33 feet by 33 feet. Forty gunthas make one acre.
A typical bungalow plot of 1,500 sq.ft is about 1.4 guntha. Twenty gunthas is half an acre: farmhouse land, not a city plot.
Why the brochure number can mislead
Two things change the size you actually get. First, the area in the 7/12 extract is what is legally recorded; a layout brochure sometimes shows a gross share. Ask for the 7/12 figure. Second, a plot on a road may lose a strip to road widening or a building setback. Ask whether the stated area is before or after that.
Check it on the ground
On a site visit, walk the boundary with a measuring tape and find the survey stones. If the paper and the ground disagree, find out why before you pay anything. We will walk it with you if you ask.
