    How it works

    Your loan, step by step

From the first message to the money reaching the seller.

    1. 01

      Tell us the basics

Income, existing EMIs, the property you like and how much you can put down. Five minutes on WhatsApp or a call.

    2. 02

      We shortlist lenders

Banks and housing-finance companies that suit your income, property type and timeline, with rate, fees and conditions side by side.

    3. 03

      One clean file

We check every document before it goes to a lender, so the file is not sent back for something small.

    4. 04

      Valuation and legal check

The lender sends a valuer and a lawyer to check the property and its papers. We help answer their questions.

    5. 05

      Sanction to disbursal

You get the sanction letter, sign the agreement, and the money goes to the seller or builder. We stay in touch until it does.

      Costs beyond the EMI

Plan for these before you sign.

      • Processing fee

Charged by the lender for handling your file. Often a small share of the loan, sometimes with a cap or a waiver offer.

      • Stamp duty and registration

Government charges on the purchase. Banks do not lend for these, so keep them in cash.

      • Legal and valuation

Some lenders charge for the property check, separately or inside the processing fee.

      • Insurance

Lenders often suggest loan or property insurance. It is usually optional; ask before you sign.

      • Down payment

The part of the price the bank does not lend, usually 10 to 25 percent.

      • Prepayment charges

Floating-rate home loans to individuals have no prepayment penalty under RBI rules. Check the terms for fixed rates.

      Questions people ask

Does your help cost me anything?

No. Loan help is free for buyers. The lender's rate and fees are between you and the lender; we never add to them.

Which lenders do you work with?

All major public and private sector banks, and many housing-finance companies. We suggest the ones that fit your income, property and timeline, and you choose.

      Can you guarantee approval?

No one honestly can. The lender decides. What we can do is make sure your file is complete and goes to lenders that suit your profile.

Why is my rate higher than the lowest rate shown?

The lowest published rate is for the strongest profiles: high credit score, salaried, moderate loan amount. Your rate depends on your score, income, loan size and property.

      Fixed or floating rate?

Most home loans in India are floating: the rate moves with the lender's benchmark. Fixed rates are usually higher and often fixed only for a few years.

      I am self-employed. Can I still get a loan?

Usually yes, with income tax returns and bank statements that show steady income. We will tell you what to prepare.

      Does a co-applicant help?

A co-applicant with income can raise the amount you are eligible for. Some lenders also offer a slightly lower rate when a woman is a co-owner.
