Selling a home is not like selling a phone. The decision is large, the family is nervous, and it often takes weeks. These skills make the difference, and every one of them can be learned.
1. Listening first
Ask what the family needs before you show anything: budget, location, school, parents living with them, parking. Repeat it back so they know you heard it.
2. Honest answers
If you do not know, say so and find out. One wrong answer about papers or charges can lose a family's trust for good.
3. Follow-up without pressure
A short, useful message ("the society meeting minutes you asked for are attached") beats ten "any update?" calls.
4. Knowing the numbers
Price per sq.ft, carpet versus built-up area, stamp duty and an EMI estimate. Our calculators are a quick way to practise.
5. Reading the papers
You will not sign off on legal documents, but you should spot when a 7/12 extract or a NA order needs a closer look by a lawyer.
6. Writing clearly
Proposals, WhatsApp messages and listing descriptions all sell better when they are short and plain.
7. Patience
Families take time. The people who do well are the ones who are still helpful in week six.
