A home loan usually covers 75 to 90 percent of a property's value. The rest is your down payment. On top of that come stamp duty and registration, which banks do not lend for.
How much to aim for
A practical target is about 20% of the price for the down payment plus about 7% for stamp duty and registration, so roughly 27% of the price in cash. For a ₹50 lakh home, that is around ₹13.5 lakh. Our affordability calculator works this out from your income and savings.
Make it a separate goal
Keep the down-payment money in its own account so it is not spent by accident.
Choose the horizon first
If you plan to buy within two or three years, steadier options are common because the money must be there on time. With a longer horizon, some people invest part of it. Use the goal planner to see the monthly amount needed.
A bigger down payment pays twice
It lowers the EMI and the total interest, and some lenders offer better rates when they lend a smaller share of the value.
