What can I actually afford?
Not the EMI on a price you already picked — the other way round. Your income in, a realistic price band out, and the cash you need in hand before you get the keys.
Your numbers
After tax and PF. If two of you are buying together, add both.
Car loan, personal loan, credit card minimums. Banks count these against you, and most people forget to.
Savings, family help, money from selling something else. This has to cover the down payment and the stamp duty.

Three things that catch people out
On a ₹40 lakh flat you need about ₹4 L down plus ₹3.4 L of stamp duty, registration and fees. Nearly ₹7.5 L in hand, not ₹4 L. This is where deals collapse three weeks before registration.
Thirty years lowers the EMI so the bank lends more, but you can pay more in interest than the property cost. Stretch the tenure to qualify, not to feel comfortable.
Banks count every existing EMI against your income. A ₹12,000 car payment can cut your home loan eligibility by ₹14 lakh or more.
